Make sure you include the fact that if they have to tear down the Dame, at least build something that doesn't resemble the male genitalia....  


It's like a Rorschach test. I saw a rich, fat businessman giving Lexington the finger.  


Doesn't any building over 3 stories tall look something like male genitalia... unless you're Patch in which a "ranch, low rise" is more accurate.

not totally against the idea of condos/hotel but i think they could do something with the existing empty spots on that block.
